These are detailed projects prepared for use in offices and construction sites during the manufacturing phase in line with the approved design development. These also include the required sizes and material information specified to build a structure.
They demonstrate elements related to the structural plans and the elements of all equipment systems within the structure that may affect the construction, where the construction materials are used, along with methods, shapes, and properties. The construction documents will also include references to a relevant system and manufacturing details while determining manufacturing elements, as well as delineating the limits of responsibility held by different stakeholders involved in the construction. They also form the basis of quantities and discoveries conducted to determine the cost ceiling for a construction project. Definite zone lists serve as an appendix of the construction documents. The architectural construction document is also a coordination project. It schematically shows information regarding each section of the construction influencing the structure in the projects prepared by construction, mechanical, electrical engineers, and other technical experts.
System detail drawings are prepared and executed together and in compliance with construction documents. These drawings are prepared in alignment with standards applied in the office and on the construction site. They include the openings, properties, connection details, and detailed measures of the materials and production related to special parts, along with references related to specific details. The system details consist of the partial plan, section, and elevation drawings of the related sections (facade, roof, stairs, etc.).
Manufacturing details are prepared in line with the construction documents and system details, and they are carried out together with construction documents. These are detailed drawings prepared to produce building elements (side coatings, guardrails, frames, etc.) manufactured in workshops and factories outside the construction site. Manufacturer companies generally apply such manufacturing details following an architect's approval. In this case, the architect ensures that these components comply with the other manufactured elements on site.
Construction documents include the following:
- Block plan
- Site plan
- Floor plans
- At least two sections/cross-sections of the building(s)
- System details such as stairs, roof, facade, and the like (as plan, section, and elevation)
- Interior schedule
We present the client with four copies of Phase 4 files.
*Construction documents constitute the final phase of architectural design services. Architectural services conclude with the delivery of construction documents. Activities following this phase are considered implementation and management services.
**Prior to the provision of implementation and management services, our specialized solution partners may prepare tender documents such as technical specifications, bill of quantities, building cost ceiling studies, special technical specifications, bidding specifications, and draft contracts, at the client's expense.
